I wanted to start looking at the numbers of our development proposition, to make sure we were hitting the number of units and square footage. In addition, I used the information that I gathered on the age distribution of the population to help inform some programmatic decisions.

Current urban design theory recommends anywhere from a 1:1 or 1:2 building height to street ratio.

Floor plan and elevation drawings of development. Colors show the unit aggregation on the floor. Eight different unit types used.

Flexibility of unit plan. Kitchen and bathrooms are rooms that are fixed in position because of plumbing. Flexibility is also achieved through the use of sliding panel doors that allow for the possibility of an open floor plan while also being able to section of portions of the apartment for more private use if desired.

Systems of the building. Circulation is one of the primary systems in the building. Mechanical and pluming systems organize around circulation cores.

Buildings connect underneath courtyard.

Floor plans of buildings. Two el-shaped buildings define a semi-private courtyard space. Each unit on the floor has a different layout and are of different sizes which allows the units to be flexible to multiple lifestyles.
